We recently had the opportunity to sit down with one of our partners, Chandrrakala Reddy, Regional Sales Manager at d.code solutions, to discuss the evolving landscape of facilities management, particularly in the GCC region. 

 

DF: To start off, could you please tell us about your role and your company's involvement in the facilities management industry? 

 

CR: My name is Chandrrakala Reddy, and I am the Regional Sales Manager at d.code solutions, focusing on mpro5 solutions in the GCC region. My role involves overseeing sales strategies and fostering relationships to enhance our presence in the facilities management sector. 

 

DF: How did your partnership with Mpro5 come about, and what drew you to collaborate in the facilities management sector? 

 

CR: Our partnership with mpro5 has an interesting backstory. About five years ago, a leading waste management company in the UAE sought to automate their processes and move away from paper-based job allocations, which were both tedious and time-consuming. They approached mpro5 and d.code solutions for a sustainable solution. After an extensive evaluation of various vendors, they found that our demo perfectly matched their needs. Since then, our collaboration has been thriving. 

 

DF: How would you describe the current landscape of facilities management technology in the Middle East? 

 

CR: According to recent reports, the UAE Facility Management Market is projected to grow from $7.62 billion in 2024 to $10.53 billion by 2029, with a Compound Annual Growth Rate (CAGR) of 6.68%. This growth underscores the need for advanced technological solutions. Traditional methods alone are insufficient; adopting innovative technologies is essential for staying competitive. 

 

DF: How does the rapid urbanization in cities like Dubai and Abu Dhabi highlight the critical role of facilities management in supporting infrastructure development and maintenance? 

 

CR: The continuous expansion of the UAE necessitates robust facilities management to maintain and operate the ever-growing infrastructure. As cities like Dubai and Abu Dhabi expand, FM becomes crucial in ensuring that buildings and facilities are well-maintained and efficiently managed. 

 

DF: What are some key regulatory bodies in the UAE overseeing facilities management, and how do their standards ensure safety, health, and environmental compliance? 

 

CR: In the UAE, several key regulatory bodies play a role in overseeing facilities management: 

  • Ministry of Climate Change and Environment (MOCCAE): Focuses on environmental protection and sustainability initiatives. 
  • Ministry of Health and Prevention (MOHAP): Ensures public health and the provision of quality healthcare services. 
  • Abu Dhabi Environment Agency (EAD): Regulates activities with potential environmental impacts, such as waste management and wildlife conservation, ensuring compliance with health, safety, and environmental regulations. 

 

DF: How are smart building technologies and IoT solutions being integrated into facilities management practices in the UAE, and what benefits do they offer? 

 

CR: IoT and smart building technologies are revolutionizing FM practices by automating routine tasks and providing real-time data. For example, we deployed leakage sensors in a pump room for one of our FM clients, which allowed them to receive timely alerts and prevent flooding and property damage. These technologies enhance response times and help prevent major issues. 

 

Q: What are the distinguishing factors between local and international facilities management companies operating in the UAE, and how do they compete in the market? 

 

CR: Local FM companies often have a deep understanding of regional needs and regulatory requirements, while international firms bring global best practices and advanced technologies. The competition is fierce, with each side leveraging their unique strengths to offer tailored solutions across various sectors, including commercial real estate, hospitality, healthcare, and government. 

 

DF: What are the main challenges faced by facilities management companies in the UAE, and how do they strive to overcome them while maintaining high service standards? 

 

CR: One major challenge is the prevalence of outdated CAFM (Computer-Aided Facilities Management) solutions that were established 10-15 years ago. This can hinder scalability and user-friendliness. We address this by offering solutions that integrate easily with existing systems and are cost-effective, helping companies bridge the gap between old and new technologies. 

 

DF: What initiatives and certifications are promoting sustainable practices in facilities management across the UAE, and how do they impact operational strategies? 

 

CR: The UAE has long been a leader in sustainability. Initiatives such as reducing carbon footprints, recycling, and digitizing paper-based tasks are actively promoted. Certifications like LEED and Estidama drive these practices, influencing operational strategies by encouraging energy efficiency, waste reduction, and overall environmental responsibility. 

 

DF: What factors influence the decision of organizations in the UAE to outsource facilities management services rather than managing them in-house? 

 

CR: Organizations weigh factors such as company size, growth trajectory, and hiring processes when deciding between in-house management and outsourcing. In-house management offers control and direct accountability, while outsourcing provides flexibility, specialized expertise, business continuity, and risk distribution. 

 

DF: How is the future of facilities management shaping up in the UAE, considering the country's ongoing infrastructure investments and emphasis on sustainable development? 

 

CR: The UAE's FM market is evolving rapidly, aligning with the country's vision of digitization, technology, and sustainability. FM is now about enhancing user experience through timely alerts, faster response times, and loss prevention. Technologies like IoT, AI, and AR/VR are transforming buildings into dynamic spaces that adapt and respond in real-time, improving comfort and efficiency. 

 

DF: Looking ahead, how do you envision our partnership evolving, and what opportunities do you see for growth in the industry?
